Building Surveys
Survey Reports are instructed on a single building or portfolios, either for
acquisition or disposal (vendors' surveys) or for 'sale and leaseback' purposes.
Our reports are clear and concise to facilitate decision making. Current and
future liabilities would also be identified.
Fitzpatrick Property Consultants acquisition reports comment on the
construction and condition of the premises, highlighting any immediate or
essential repairs / building works required; any health and safety hazards;
legislative compliance issues or future recommended works complete with costings.
Solutions to any problems would be identified in conjunction with quantifying
risks and assessing current and future liabilities.
A due diligence review would also be processed as part of the service, in
conjunction with a review of leases from a dilapidations and service charge
recoverability perspective.
Although any outstanding issues are 'closed' wherever possible prior to
issuing our final report, we would comment on any relevant residual peripheral
investment matters, in order that any investment risks can be quantified.
With regard to disposal surveys, proposed solutions would be tabled for
addressing all highlighted issues in order to mitigate the risk of delays in the
transaction or 'falling through' of the disposal.
A consequence of the building survey for leasehold acquisitions may be the
production of a schedule of condition to limit the tenants obligations and
liabilities under a proposed lease.
