Schedules of Condition
A schedule of condition provides a factual record of the physical condition
of a building or part of a building at a particular point in time.
The schedule may be instructed by a tenant in advance of acquiring an
interest in a building, in order to limit their potential liabilities and
obligations under a new lease.
A schedule may also be instructed by a developer or other client about to
embark on major works, in order to limit their potential exposure to future
claims alleged by the works, or in respect of the Party Wall Etc Act 1996.
Fitzpatrick Property Consultants schedules of condition may take any of the
following forms:-
- Detailed descriptive schedule with limited photographs
- Photographic schedule with limited text
- Video survey
