Defects Analysis

Fitzpatrick Property Consultants carry out cursory and intrusive investigations where required; cross examine and analyse the physical evidence and data, in order to accurately diagnose common or uncommon defects. We also offer measured advice on suitable remedial works, associated costs and any logistical, statutory or programming issues.

Typical defects would include dampness, which may be due to condensation; an ineffective of failed damp proof course and / or damp proof membrane; penetrating dampness due to defective building components including roofing materials, external cladding, plumbing or other factors. We examine and explore the symptoms; reinspect the premises during suitable damp weather conditions when required to facilitate accurate diagnosis.

Advice can be also given on recoverability of expenditure through service charge; or other liabilities under design or collateral warranties.
