Fitzpatrick Property Consultancy act as a single point of contact for
projects up to £1M, without the need to appoint a full 'project team' including
an architect; cost consultant; project manager, services engineer and possibly
structural and civil engineers. For projects greater than the identified
threshold, these would be managed by our project management department.
We would obtain all necessary statutory consents including planning
permission, building warrant / regulation approval; listed building and
conservation area consent; advertisement consent; produce a specification of
works and all health and safety documentation complete with design and
construction drawings, interior design and finishes schedules; tender the works;
submit a tender report with recommendations; award the contract on the clients
behalf after securing landlords consent where appropriate.
Once the contract commenced, we would manage the works on site including
contract instructions, valuations, chairing and issuing minutes of site
meetings; managing snagging; assessing and issuing practical completion; signing
off statutory completion certificates; agreeing the final account and issuing
the health and safety file for notifyable projects.
In addition, we provide an 'after-care' service not only during the twelve
months 'defects liability period' when the work would be under warranty, but for
future years thereafter, as and when required by our clients.
